Everyday repairs
Taps, toilets and everyday repairs
The jobs that are easy to put off are the ones that quietly cost the most. A dripping tap wastes thousands of litres a year, and a toilet that keeps running can add noticeably to a quarterly bill without anyone noticing.
We carry the common parts for the tapware and cisterns used across Bayside homes, so most everyday repairs are done in a single visit rather than becoming a return trip.
- Dripping and seized taps
- Running or leaking toilets
- Cistern and inlet valve repairs
- Shower and mixer repairs
- Waste and trap replacement
- Outdoor taps and garden lines
Maintenance
Property and rental maintenance
Rental and investment properties need a plumber who communicates with tenants properly, turns up when they said they would, and documents what was done. Most of the frustration in property maintenance is coordination, not plumbing.
We work with property managers and owners across Bayside Melbourne, deal directly with tenants for access, and issue full detailed reports after each visit so there is a record of what was found and what was fixed.
- Property manager coordination
- Direct tenant communication
- Full detailed reports
- Scheduled maintenance programmes
- Multiple properties handled
- Compliance work documented
Pressure & pipework
Water pressure and pipework
Poor pressure is usually one of three things: a failing pressure limiting valve, partially blocked or corroded pipework, or a leak somewhere on the line. Which one it is determines whether this is a small job or a significant one.
We test the pressure at the meter and at the outlets to find where it is being lost. Many Bayside homes still run original galvanised pipe, which narrows internally over decades and strangles flow long before it leaks.
- Pressure testing and diagnosis
- Pressure limiting valve replacement
- Galvanised pipe replacement
- Partial and full repipes
- Water hammer resolution
- Filtration and pressure pumps
Roof & stormwater
Roofing, guttering and stormwater
Roof plumbing is where water damage starts. Blocked or undersized gutters, downpipes discharging against the wall and stormwater lines that were never connected properly all show up as damp inside long before anyone looks up.
We repair and replace gutters, downpipes and roof flashings, and connect stormwater correctly to the legal point of discharge. Roof and guttering quotes are attended and charged rather than free, because they cannot be assessed properly from photos.
- Gutter repair and replacement
- Downpipes and stormwater connection
- Roof flashings and leaks
- Blocked stormwater lines
- Rainwater tank connection
- Legal point of discharge
Installations
New fixtures and renovations
Adding a dishwasher, an outdoor shower, a second toilet or a filtered tap all need the supply and waste worked out before the appliance arrives. It is a short job when planned and an expensive one when retrofitted.
We rough in for renovations, connect appliances, install filtered and instant boiling taps, and coordinate with your builder or cabinetmaker so the plumbing is ready when the trades need it.
- Dishwasher and appliance connection
- Outdoor showers and garden taps
- Second toilet and powder rooms
- Filtered and boiling water taps
- Renovation rough-in
- Builder and trade coordination

FAQ
General plumbing questions we get asked
Something not covered? Call us, we will give you a straight answer over the phone.
Do you fix small jobs, or only big ones?
Small jobs are most of what we do. Dripping taps, running toilets, seized mixers and blocked wastes are all single-visit work, and we carry the common parts for the tapware and cisterns used across Bayside homes.
Why is my water pressure low?
Usually one of three causes: a failing pressure limiting valve, corroded or partially blocked pipework, or a leak on the line. We test at the meter and at the outlets to find where the pressure is being lost. Pressure limiting valves last around ten years and are a common, inexpensive fix.
Do you work with property managers?
Regularly. We coordinate access directly with tenants, turn up when we said we would, and issue detailed reports after each visit so there is a record of what was found and fixed. Ask about scheduled maintenance if you hold several properties.
Do you quote for roofing and guttering?
Yes, but unlike general maintenance those quotes are attended on site and charged rather than free. Gutters, flashings and stormwater cannot be assessed accurately from photos, and quoting them blind helps nobody.
What does it cost to get someone out?
Call us and we will talk it through properly. Every job is different, so we would rather understand what is happening than quote a generic number. No surprises, upfront pricing.
Can you quote without visiting?
Often, yes. Send photos of the issue and we can usually quote free of charge, for general maintenance and hot water work. If we find further issues on site we will let you know before doing anything.
Which parts of Melbourne do you cover?
All of Bayside Melbourne, from Mordialloc through Sandringham and Brighton up to St Kilda, Port Melbourne and the CBD, plus the inland Bayside and Glen Eira suburbs.
